Located between City of San Francisco and City of South San Francisco, City of Brisbane has a lower development density in which fully-detached residential structures are feasible. This property is zoned R-2 which allows two dwellings within the 20,000 sq. ft. lot. The proposed second unit is located along the east side of the property to capture the spectacular view of the bay. With the building orientation being dictated by the view of the bay, all programmed spaces are organized along the north-south circulation corresponding to the view of the bay. The notion of transparency is reinforced by the particular material choice in order to optimize both natural light and view. The open floor plan is achieved by the utilization of steel moment frame system with profiled glass. The overall massing and the design is highly sensitive to the existing topography of the site. As part of the approval conditions, the design has to conform the Brisbane Habitat of Conversation and the Ridgeline requirements. Landscape design was by Shades of Green Landscape Architects. |
